July Property sales were 13, up 62.5% from 8 in July of 2009 and 13.3% lower than the 15 sales last month. July sales were up 60.2% from July 2009, July YTD sales are 80 running 80.6% ahead of last year YTD sales of 43. The Average Sales Price in July was $1,393,454, up 74.1% from $800,250 in July of 2009 and up 89.2% from $736,400 last month. The July 2010 selling price per square foot of $392 was up 22.5% from $320 last month and up 9.1% from 360 in July of last year.
The most celebrated sale for July (SOLD by Sotheby’s representing both buyer and seller) was a property located in the prestigious gated community of Tehama located on Alta Madera street. This amazing estate was 9600 Sqft situated on a 9 acre lot with sparkling views of Carmel Bay, DOM was 479 and the sales price was $6,400,000.
