Good News for Pebble Beach home owners trying to sell their home in this challenging market, the total inventory of properties available for sale as of August 2010 was 114, down 1.7% from 116 last month and down 1.7% from 116 in August of last year. The DOM for August was 115, up 33.7% from 86 days last month and down 10.9% from 129 days in August of last year. The August 2010 DOM was at its lowest level compared with August of 2009 and 2008. The number of New Listings in August 2010 was 9, down 18.2% from 11 last month and down 59.1% from 22 in August of last year.
Awesome news for Pebble Beach home buyers was the August 2010 Selling Price per Square Foot of $451 was down 33.0% from $673 last month and down 12.2% from 513 in August of last year. The Median Sales Price in August was $1,106,900, down 14.2% from $1,290,000 in August of 2009 and up 10.7% from $1,000,000 last month. The Average Sales Price in August was $1,107,967, down 26.5% from $1,508,400 in August of 2009 and down 37.1% from $1,762,857 last month. August 2010 ASP was at the lowest level compared to 2008 and 2009.
The highest sale in Pebble Beach for the month of August was a home that sold on Spyglass Woods Drive in Central Pebble Beach Community this 2113 Sq Ft home sold for $1,495,000 and was situated on a 5200 Sq Ft lot. Total DOM was 469 (yikes!) starting list price was $1,875,000 selling at 79% of original list price.
