Christmas is right around the corner and people are in frenzy with last minute gift shopping or enjoying the many holiday gatherings, and it shows in the lull of luxury real estate activity here on the Monterey Peninsula. See below for details.
Pebble Beach Real Estate
Pebble Beach saw 3 new listings this past week, including a beautiful home on the 2nd hole of the famous Pebble Beach Golf Links and a 17-mile drive address. This classic Cape Code estate is a short stroll to the lodge and features lovely Ocean Views. Hitting the market at a price tag of 12.95 million, it will be interesting to see if this home gets a little more action than normal as it will be standing out in our low inventory market. 1 luxury home went pending, a home I spoke about in early November that was located in the Country Club West neighborhood on Stevenson. Listed for 1.595 million and scheduled to close on December 30th, this home-spent 40 days on the market; another example of the 1 – 2 million sweet spot price range. No Pebble Beach homes closed escrow this past week.

Carmel Real Estate
I was rather surprised to see that there were NO new luxury Carmel homes that hit the market this past week. Sellers are really missing a great opportunity to list their homes during this slow period as there are still serious buyers out there right now and with low inventory, new listings really get a chance to “shine bright”! Even though we didn’t see any new listings, we did see 8 homes go pending which as I just mentioned, shows that there are buyers out there looking to buy. A charming cottage in the Carmel Point neighborhood with a list price of 3.595 million went pending after 4 months on the market and is scheduled to close in March. This home actually spent some time on the market from June 2013 to September 2014 with an original list price of 3.875 million. We also saw 2 homes go pending after spending 30 days or less on the market. Lastly, 4 Carmel homes sold this past week with 3 of the 4 spending less than a month on the market. Even in a slower activity period as the holidays, this is still very much a seller’s market, not only are we seeing smaller than average days on market, but homes that have been on the market for a couple of months are seeing some action as well.
