Pebble Beach Real Estate
Activity is slowing down in the Pebble Beach Real Estate market with no new listings this past week. There was one home that went pending on Palmero. This home is located close to the Lodge and features sweeping views of Pescadero Point, Stillwater Cove, Carmel Bay & Point Lobos. Currently listed for 4.2 million and scheduled to close October 9th.
Three luxury homes closed escrow this past week including a home on Sonado that I spoke about a couple of weeks ago. This home featured 50+ non-deed restricted water credits and views of Stillwater Cove, the bay and Point Lobos. Some lucky buyer snagged this excellent opportunity to build their dream home for a low price of 2.38 million, which was 220K less than asking!!

Carmel Real Estate
Carmel, although not featuring the high numbers of August activity, continues to remain steady with 8 new listings this past week. A gorgeous Eric Miller designed home located on Scenic hit the market this past week with a sweet price tag of 10.9 million. This home showcases expansive views from the Pebble Beach fairways through all of Carmel Bay. This home has seen a complete makeover since it was last sold in 1998 for 1.9 million, talk about a return on investment!!!
9 luxury homes went pending this past week including two homes near the 1 million range that were sold in less than a week!! Looks like that price point is hot with buyers right now, these homes don’t stay on the market long. Finishing out the week were 9 closed luxury sales.

Quick Recap: Looks like real estate sales might be slowing down as summer winds down and fall is arriving. I still find myself very busy showing property, which indicates that there is still a lot of interest to buy however the need to pull the trigger has slowed. I anticipate a final rush of closed properties in Carmel and Pebble Beach as we end out the year.
