From the desk of Nicole Truszkowski, your Weekly Luxury Market Report for Carmel and Pebble Beach Real Estate for the week of December 3rd, 2015.
Holiday Greetings! I hope you all had a wonderful and happy Thanksgiving Holiday. While I took some time to relax and spend time with my loved ones, I did have to do some work and held open my beautifully remodeled listing in Carmel, Guadalupe 4NE of 6th, which was just recently reduced to 1.929 million. As far as the general state of the luxury real estate market in Carmel and Pebble Beach, well… see below.
Pebble Beach Real Estate
Over the last 2 weeks the Pebble Beach Real Estate market was very quiet with only 3 new listings; however one of those 3 is a dramatic, contemporary residence with stunning Ocean Views that shot on to the market with a hefty price tag of 22 million. This property has an interesting history; located on Padre Lane, just the 1.7 acre parcel was on and off the market from 2009 to 2012, with a list price ranging from 6.5 million to 5.75 million, with promises of plans and permits, however no buyer bit when listed perhaps it was just too much of an undertaking. The current owners then built a beautiful 11,000 Sq.ft. home, and two additional 1- bedroom guesthouses on the site. It looks like they are now hoping to capitalize on their investment and time spent building this dramatic estate. It will be interesting to see if the estate sells near the current list price.
Three homes went pending the past two weeks, including a “fixer” on 17 mile drive that I spoke of back in June, this home was listed for $14.5 million and has spent 144 days on the market. This estate had an amazingly dramatic location right on the rocky coastline of Pebble Beach, however, an interior that needed a total facelift. Scheduled to close December 30th, I look forward to reporting what this home sells for. Be sure to check back at the end of this month to find out. Lastly, 5 Pebble Beach homes closed escrow this week not bad for a holiday week.

Carmel Real Estate
Carmel Real Estate is still showing some steady activity. We saw 8 new listings in the past two weeks, one of particular note; an extensively remodeled Hatton Fields home with a list price of 2.85 million. This property actually sold in May for 1.39 million, however, was in desperate need of a complete gut and remodel, which the new owners successfully accomplished. Hopefully the owner developer will see a return on their investment.
A contemporary ocean view home went pending sale this week in Carmel Meadows; this newly refurbished home-showcased dramatic ocean views with expansive decks and a wide-open floor plan. Listed at 3.8 million with 3350 Sq.ft. this home had a lot to offer for the money, it was surprising that it took 150 days to go pending sale. Follow the blog to find out the final sales price, my guess will be around 3.5 million. Note a total of 12 Carmel homes went pending and 14 homes closed escrow the holiday week. Luxury real estate buyers are still out and about looking for bargains; however, the urgency has waned with the holidays around the corner.
