Carmel Valley homes August sales statistics have adjusted to more realistic trends. July’s sales trends were out of the norm, and the super high July sales really made the market reports look awesome. August sales statistics bring home owners back to earth, however, still reveal positive trends, and good real estate sales news.
August Property sales were 7, up 40.0% from 5 in August of 2009 and 46.2% lower than the 13 sales last month. August 2010 sales were at their highest level compared to August of 2009 and 2008. August YTD sales of 87 are running 81.3% ahead of last year’s year-to-date sales of 48. The Median Sales Price in August was $875,000, up 20.2% from $728,000 in August of 2009 and up 6.7% from $820,000 last month. The Average Sales Price in August was $1,110,714, up 24.8% from $890,000 in August of 2009 and down 20.3% from $1,393,454 last month. The DOM for August was 197, up 17.3% from 168 days last month and up 116.5% from 91 days in August of last year.
The highest sale was for a home located on Sleepy Hollow that sold for $1,900,000 dollars, this beautifully remodeled 3978 Sq Ft home was located on a 8 acre lot. This home was sold by Sotheby’s, it was on the market for 99 days, almost half the time of most listing trends for Carmel Valley home sellers.
