Carmel Valley sales in March were very strong showing a 50% increase over last year! The big sale during the month of March was for an grand estate in Tehema which sold for $3,800,000. This elegant country home was designed for privacy while enjoying panoramic mountain vistas to Carmel Bay. Privately located on a 6+ acre parcel, this estate featured 4032 SF of living space. The low end sale in Carmel Valley was for a home located at Southbank rd that sold for $250,000 it was a 2 bedroom, 1 bath home, and was 1440 SF.
March Property sales were 18, up 50.0% from 12 in March of 2010 and 63.6% higher than the 11 sales last month. March 2011 sales were at their highest level compared to March of 2010 and 2009. March YTD sales of 41 are running equal to last year’s year-to-date sales of 41.
The Median Sales Price in March was $719,950, up 40.5% from $512,500 in March of 2010 and up 28.6% from $560,000 last month. The Average Sales Price in March was $861,072, up 23.6% from $696,875 in March of 2010 and up 56.7% from $549,445 last month.
The Total Inventory of Properties available for sale as of March was 114, down 8.8% from 125 last month and down
29.2% from 161 in March of last year. March 2011 inventory was at its lowest level compared with March of 2010 and 2009. March 2011 Selling Price per Square Foot of $358 was up 19.4% from $300 last month and up 1.8% from 352
in March of last year.
