Salinas Monterey homes sales volume trended downward for July 2010 with 7 homes closing escrow, a drop from the 18 sales in June! Good news is that year to date sales is 8.5% ahead of last year, and the median sales price of $635,000 is almost 50% better than July 2009 $425,250. The number of new listings in July was 33 up 10% from last month, and up 32% from July 2009. Increased new inventory most likely tied into the poor job market and sellers being forced to sell based on personal economics.
The top sale for the month of July was a estate located on Sundance Lane that sold for $3,250,000 this grand villa was located in the Pasadera, Laguna Seca, Bay Ridge, Hidden Hills community. This amazing retreat was 7000 Sqft situated on a huge lot with swimming pool, garden, state of the art everything, and outstanding views. DOM was 492 and the original list price was $4,500,000, note a realistic listing price would most likely have prevented such a long listing period.
