From the desk of Nicole Truszkowski, your Weekly Luxury Market Report for Carmel and Pebble Beach Real Estate for the week of January 28th, 2016.
The luxury real estate market on the Monterey Peninsula continues to remain slow in activity this past week; it was quiet in BOTH the Pebble Beach and Carmel Real Estate market. Election craziness, snowstorms, and global economy fluctuations are keeping buyers on the sidelines for the time being. See below for details.
Pebble Beach Real Estate
Listing activity has been dismal this past two weeks with no new listings to report for Pebble Beach. One property went pending in the Forest Lodge neighborhood located near the Monterey Peninsula Country Club, and the Inn at Spanish Bay. Current list price for this home at time of ratification was 995K; the property is scheduled to close escrow Feb 5, 2016. Two homes sold this past week both located in central Pebble Beach; a Mediterranean home that was listed for 1.85 million and sold for 1.7 million; and a classic Pebble Beach single level home that was listed for 1.295 million and sold for 1.275 million. The popular AT&T Pebble Beach Pro-Am is scheduled the week of Feb 8-14th, typically we will see a number of new listings hit the market a few days before the golf enthusiasts arrive in town. Hopefully inventory will improve for our global tourists.

Carmel Real Estate
The luxury Carmel Real Estate market progressed with slow activity for pending’s and solds, however we did see 9 new listings. An iconic ocean front estate on San Antonio & 4th hit the MLS this last week with a hefty price tag of 13.95 million; previously an off market listing while construction was being finished. This home last sold in 2014 for 6.325 million and was totally remodeled by Saroyan Master builders. This property is rare in that it literally sits on the famed Carmel Beach with panoramic views of Carmel Bay & Point Lobos; a beautiful location. The new owner will be lucky to call it home! There were only 2 homes that went pending this past week, including a property on Lincoln & 12th in the coveted Golden Rectangle neighborhood. This property featured 2 small 1 bedroom cottages situated on 4500 sqft lot; was listed and went pending in one day with a list price of 1.295 million. Being marketed as a fixer or tear down with plenty of water credits; 1.295 million was dirt value for this golden rectangle lot. Finally we end the week with 1 sale; a home situated in the Carmel Knolls neighborhood, was originally listed for 969K and sold for 930K.
