The Carmel luxury real estate market remains strong while Pebble Beach continues to chug along. See below for details.
Pebble Beach Real Estate
The Pebble Beach luxury real estate market showcased 4 new listings and highlights include an immaculate Pebble Beach estate situated on Ronda Road, boasting luxurious design elements and panoramic Ocean views. This home last sold in 2003 for 2.7 million. After a major remodel and update this abode has bounced on and off the market since 2013 with an original list price of 12.95 million, leaving the market last fall at 10.7 million. Since then, it looks like the sellers have had their “come to Jesus” moment with a more realistic list price of 9.8 million. A note of interest is that only 3 homes in the 5 – 10 million price range in Pebble Beach that have sold since July 1st, 2015 and 13 homes currently are active on the market in this price range.
One home went pending this week and 2 homes closed escrow; a home on Stevenson road that sold for 1.799 million spent 135 days on the market, and a virtually brand new home on Valdez went into contract in 25 days, selling for 1.605 million. Currently the sweet spot for buyers and sellers in Pebble is the 1 -2 million-dollar price range.

Carmel Real Estate
The Carmel real estate market boasted 9 new listings this week including a classic Carmel stone cottage on Lasuen right next to the famous Carmel Mission. This home last sold in 2002 for 900K and is currently listed for 2.25 million! Talk about getting a bang for your buck! If this home sells for current list price the current owner will make a 1.35 million profit, just another example of Carmel’s robust real estate market. 4 homes went pending this week, ranging in 30 -100 days on the market and 880K – 2.825 million in price. 5 homes closed escrow with 4 out of the 5 homes spending around 100 days on the market. The 5th home spent just 9 days on the market, conveniently located on Junipero and 12th, close to downtown Carmel and the Mission and sold for 970K.
