Pebble Beach luxury real estate sales have stalled this past week, however the influx of visitors during the Pebble Beach Food and Wine Event is sure to spark home sales activity soon. Note that my 10.9 million dollar listing on Bonifacio hosted several tours to potential buyers from all over the country. Carmel was bursting with real estate activity this week. Pebble Beach Real Estate
Real Estate inventory picked up this past week in the Pebble Beach community with seven new listings! A stunning new estate, for 4.29 Million hit the market, which is located at 3330 Stevenson Drive. Back in 2003 this abode sold for 1.79 million, since then it has been extensively updated and remodeled. Showcasing state-of-the-art amenities, fantastic indoor & outdoor living space and is situated on 1.2 acres. One Pebble Beach property in the Country Club West neighborhood went pending sale this past week. Listed at 1.29 million this home was only on the market for 20 days before going into contract. Two Pebble Beach homes SOLD last week. One of these sales was a home near Spanish Bay that sold in 10 days and was listed for 1.395 million. It sold for five thousand dollars over list price. A far cry from the Silicon Valley crazy multiple offer market where homes are getting overbid by hundreds of thousands of dollars!

Carmel Real Estate
Carmel’s real estate market continues to be a buzz of exciting activity and buyers seem to be motivated to make a move before the interest rates rise. Eleven new listings hit the market last week. A fantastic new luxurious listing at 46 Rancho San Carlos situated in the prestigious Santa Lucia Preserve just hit the market for 5.95 million. Originally listed in March 2014 for 6.3 million this home has seen a price reduction of 350,000 dollars, now appropriately priced, this home should spark a flurry of activity and go into contract soon.
Carmel boasted eleven new escrows this week. Most exciting is my listing at 61 Riley Ranch road that was listed for 5.95 million that went into contract. Originally listed for 6.25 million the home went crazy busy with showings once the priced dropped below 6 million. Showcasing panoramic ocean views and incredible high end construction, the home featured classic European design elements. This Carmel home is scheduled to close escrow June 1, 2015.
Ten Carmel homes closed escrow last week! The desirable Golden Rectangle in Carmel-by-the-Sea continues to be a sought after area for buyers. One of these homes sold in five days and sold a few thousand over asking price.

Quick Recap: All real estate markets are geographically very specific. Carmel and Pebble Beach real estate buyers are primarily looking for a second home, thus we tend to see much longer days on the market then areas like the east bay.
